RESIDENTIAL  LETTING  REQUIREMENTS

References:

All Lettings are subject to References and Landlords approval.  Should you decide to lease the property, we will require the following:

  • Previous Landlord reference
  • Current Employment reference
  • If unemployed, character reference from Garda/Business person/Solicitor
  • Active Bank Statement
  • Photo ID - Driving Licence or Passport
  • P.P.S. Number
  • Security Deposit - Equivalent to one months rent
  • First Months rent in advance

 

Tenancy Agreement:

Most of our Tenancy Agreements are for a 12 months period.   A tenant must give at least 28 days notice in writing if they are going to terminate the lease before the Tenancy Agreement expires.

Utilities:

Fingal Letting will organise the transfer of ESB and Gas accounts.  However, we will be unable to set up Chorus, NTL or Sky.  The Tenant will have to subscribe to the necessary company themselves.  The same will apply with Eircom.  The Tenant will have to get in touch with Eircom and sign necessary direct debit mandates etc

Payment Methods:

The monthly rent is paid through a standing order which will be completed upon signing the Tenancy Agreement.  One months rent and a security deposit must be paid prior to moving into property.  This can be paid by cheque or bankers draft .  It payment is made by cheque, you must allow 5 days for the cheque to clear before moving into the property.

Private Residential Tenancy Board (PRTB):

You will be asked to complete and sign with your PPS number the PRTB form in order that the Landlord can register his/her property legally.  This will be done on the same day as signing the Tenancy Agreement prior to you moving into the property.

Viewing:

Viewings are made by calling our office and making arrangements with the Agent.
